The buy-to-let market has professionalised, and so has its lending. Limited company structures, HMO licensing, portfolio stress tests and holiday-let rules mean the right mortgage now depends as much on how you hold property as on the property itself.
We arrange buy-to-let mortgages for individuals and SPV limited companies, across standard lets, HMOs, multi-unit freehold blocks, holiday lets and short-term lets. For portfolio landlords, we manage the whole-portfolio picture lenders now demand — and use it to negotiate better terms across your borrowing, not just on the next purchase.
Expat and offshore investors are a particular strength: we work with lenders genuinely comfortable with overseas income, non-UK residency and international company structures.

Why place it through us
Rental stress tests kill more applications than credit history does. We know which lenders apply which calculations — top-slicing with personal income, five-year fixed easements, specialist HMO valuations — and we use that to make marginal deals work at sensible leverage.
Every case begins with a conversation, not a form. Call 0800 6120759 or send us the outline and we'll respond within one working day.
BTL Mortgages: frequently asked questions
Should I buy through a limited company?
For higher-rate taxpayers building a portfolio, a limited company (SPV) often works out more tax-efficient because mortgage interest remains fully deductible — but rates can be slightly higher and there are running costs. We'll arrange the lending either way; the structure itself is a decision for you and your accountant.
How much rent do I need for the mortgage to work?
Most lenders want rent to cover roughly 125–145% of a stressed interest payment. If the sums are tight, options include five-year fixed rates (tested more gently), lenders that top-slice with your other income, or adjusting the loan size — we'll show you exactly where the deal works.
Can I get a UK buy-to-let mortgage while living abroad?
Yes. A meaningful group of lenders serve expats and non-UK residents, including those paid in foreign currency or holding property through offshore companies. Expect slightly deeper documentation requirements — we'll manage that process end to end.
